Club Commons II earns green certification

Club Commons II earns green certification



The Club Commons II employee housing project has been awarded LEED-Silver certification by the United States Green Building Council (USGBC). According to the USGBC registry, the project is the first affordable multi-family employee housing project in Colorado to be awarded the LEED-Silver as part of the LEED for Homes program.

“We had two key ingredients in achieving LEED-Silver certification for Club Commons II employee housing: commitment and team work,” said Jim D'Agostino, Related WestPac's Senior Vice President of Construction. “The town, the design-build contractor, the modular unit manufacturer and Related WestPac as developer worked as a team to honor the commitment of achieving this ‘green' certification.”

Club Commons II was built alongside Club Commons I adjacent to the Snowmass Club and the offices of the Snowmass Water and Sanitation District, which donated land for the two-building project. Twelve one-, two- and three-bedroom units provide housing for full-time local workers in one LEED building, while 24 four-bedroom units were constructed for seasonal workers in the second LEED building.

The project houses about 120 workers and came online before the developer was required by the Base Village PUD. Related WestPac took over the Club Commons II after they acquired Base Village in 2007.

Club Commons II began under the direction of the Aspen Skiing Co., which continue to manage the building that houses seasonal workers with many of them employed by the company in their mountain operations.

The company received approval by the Town of Snowmass Village to begin power reconfiguration and de-watering of the site in fall of 2007. The town granted final permit approval in early 2008, and more extensive work began on-site in May 2008. Both modular buildings were completed by fall and the first employees moved in around Thanksgiving.

The Leadership in Energy and Environmental Design (LEED) Green Building Rating System issued by the USGBC encourages and accelerates global adoption of sustainable green building and development practices through the creation and implementation of universally understood and accepted tools and performance criteria. There are three levels of LEED awards: Certified, Silver and Platinum, and the process to gain LEED certification can be lengthy.

Built off-site, the modular units (made by Bar Vista) used in the construction were considered “significant factors” in the developer earning the initial LEED certification; the heating system and use of more efficient boilers gained Related WestPac enough points to earn the higher Silver award, according to project manager Joe Enzer.

Additional green-building techniques involved in the project include using a central water heater and furnace system (rather than each unit having their own), layout design of the buildings considered to be efficient, the use of recycled carpet, and an efficient use of irrigation water and landscaping through drip irrigation.

Related WestPac is constructing additional employee housing at Sinclair Meadows in Snowmass Village which is hopes will also earn LEED certification.
